A Shifting Market

Vermont’s housing market has experienced dramatic shifts over the past few years. In 2022, the median home price in Vermont jumped 15%, the largest annual increase since the state began recording housing data in 1988. By year’s end, the median home price stood at $310,000, a sharp reflection of tight inventory, rising construction costs, and the strong desire of buyers—local and out-of-state—to live in Vermont.

The new construction market tells an even more striking story: the median price for a newly built Vermont home rose 21% year-over-year, reaching $555,264 in 2022. This increase is driven by higher costs for labor and materials, but also a premium being placed on move-in-ready properties with modern energy efficiency and design.

For Vermont Realtors, brokers, investors, and homebuyers, the Vermont real estate market remains one of limited supply and persistent demand. Yet, regional differences tell a more nuanced story. Below, we look at Vermont’s major housing regions and their market dynamics.

Champlain Valley Real Estate

The Champlain Valley, anchored by Burlington and Chittenden County, remains the most competitive real estate market in Vermont. Home to the University of Vermont, major medical centers, and the state’s largest employers, this region consistently has the highest demand and lowest inventory.

• Median Home Prices In Chittenden County Vermont – Chittenden County home prices are well above the state average, often topping $450,000. Desirable neighborhoods in Burlington, South Burlington, and Shelburne regularly see bidding wars.

• Condo Market – Condominiums remain popular with first-time buyers and downsizers. Prices for condos in Burlington and Williston continue to climb, with many developments selling out before completion.

• Investment Potential – The rental market is among the strongest in the state. Burlington’s college population and consistent demand from medical and tech professionals ensure low vacancy rates.

Northeast Kingdom Real Estate

Stowe & Mad River Valley Real Estate

Home to some of Vermont’s best-known ski resorts, the Stowe and Mad River Valley markets are among the priciest and most competitive in the state.
